Is your goal to sell?
Now is a fabulous time to sell a home in the Seattle metropolitan area. Home prices have never been higher and the competition is aggressive which means that working with amateurs is off the table. Pricing a home correctly from the beginning is crucial. Maybe you’ve been concerned about selling because you are afraid to sell? This is a legitimate concern as the market in many neighborhoods around the Puget Sound are feeling the low inventory. This is why it’s important to have an advocate on your side throughout the process who understands the market, stays calm during negotiations and helps achieve your real estate goals.
You must be ready for the influx of buyers and so should your house. Staging, preparation, and planning are the keys to getting a home sold as soon as it hits the market.
“I worked with Mary for most of 2017 to prepare and sell my home located in Seattle, WA. Mary provided excellent advice regarding refreshing the interior of the home for the sale. Mary kept in contact and visited on occasion to review the progress. She educated me and explained the plan to reach a date for the listing. She arranged for the staging, the photography and the final presentation materials. Everything was extremely well done with great attention to the details. The final presentation of the house was exquisite. The sale transaction was efficient and timely. I recommend Mary to anyone who is considering selling a home in the Seattle area” – Lynn M.
We start with the first initial meeting. Let’s talk about your goals and the end results you want to achieve. Markets change frequently so timing the listing is essential. With skilled experience, and trial and error, I have predicted when to list a home for the maximum exposure.
Multi-Family takes experience – Decades of Skill
“When I decided to use the services of a realtor to sell my multi-unit property in Wallingford, I did a great deal of research and took my time to find the right one. This search led me to Mary Pong and I can’t recommend her highly enough! She has a wonderfully positive outlook on life in general and clearly loves what she does. Her knowledge of the neighborhood and surrounding areas was impressive, and she provided me with up-to-the-minute comp information and media articles about Seattle real estate I wasn’t aware of. She wants her clients to have as much knowledge available to them as possible to help you make informed decisions about your property. And Mary respected the fact that I didn’t just want to sell the property to the highest bidder, but to the buyer, I felt was the best fit for the property and my now-former neighborhood. And she succeeded in helping me do that! I have already recommended Mary to two other sellers and will continue to do so to anyone I know who wants to buy or sell a property as they will be in very good hands with Mary Pong!” – Zillow Review
Whether it’s a complex, business, duplex, multi-family property or vacant lot, these properties take a different finesse to market and sell. Connections in business and commercial real estate are my foundation to not only listing and selling but in finding the right buyer. Residential-only brokers cannot facilitate commercial deals. Because I am well-versed in both I can help investors, foreign buyers, and local entrepreneurs find the business or investment to further their portfolio.
Is your goal to buy?
Buying in this crazy, unpredictable, and volatile market is not an effortless task. Bidding wars, escalation clauses, and over-market-value offer clear the table for many first-time home buyers. This should not discourage, however, because, with the right agent, homebuyers can achieve their goals of homeownership without breaking the bank (or the appraisal).
Out of state buyers have even more challenges as they may not be able to see a home on a whim or make an unseen offer in a timely manner. This too can be overcome with the trust of an experienced agent.
“Mary is a wonderful real estate broker to work with. I’m an out of state buyer and [needed] to find a broker who [possessed] extensive local knowledge [and who was] trustworthy. Mary is very dedicated to her work and she will not stop until she finds you the home. She was always quick to respond to my questions and concerns and the communication was very effective. She always has her client’s best interest in mind. Mary’s work does not stop at the closing, she continued to help me even after the transaction is over, because she is a strong believer of a long-term relationship. I strongly recommend Mary!” – T. Buyer’s Agents – a Dime a Dozen
Agents are everywhere but not every agent has a skill-set. As a Mandarin/Chinese speaking broker, I have helped hundreds of foreign investors and overseas buyers negotiate for their terms in an understandable and successful way. My proven strategy for getting offers accepted is proprietary. In our tight and competitive market, yours needs to be the offer that gets accepted. There are creative and strategic ways to submit offers that have been proven time and again. New and part-time agents just don’t have the skill-set to accomplish this.
Navigating simultaneous closings is also an intricate process that needs persistent communication and clarification. For all the details to come together at once takes dedication and determination. Don’t let the deals fall through by choosing the wrong broker.
Ready to find the right home around the Puget Sound? Start here.
The Puget Sound Business Journal wrote a list of the wealthiest ZIP Codes in the Puget Sound region throughout King, Kitsap, Pierce, and Snohomish counties. It was determined by a proprietary formula, which includes net worth, home value, per capita income, and other factors.
As with any major Metropolitan city, there will be pockets of neighborhoods, communities and unique districts in and around the city itself, Seattle is no exception. From the eclectic and whimsical neighborhoods north of the city like Ballard and Wallingford to the industrial communities in Rainier and Georgetown, there’s something for everyone in the wide variety of neighborhoods surrounding Seattle.
Based on ZIP Codes and the percentage of people with advanced degrees, the Puget Sound Business Journal ranked the best-educated neighborhoods in Seattle, and they’re not all in the Seattle area either. Based on this criteria, Pullman actually had a higher percentage of advanced degrees then Bellevue due to Washington State University. Seattle’s University district was also high on the list for similar reasons.
